ADVERTISING - We use a broad range of advertising media, including signs, flyers, newspaper classifieds, free listing services, relocation agencies & the World Wide Web, including picture tours on our web site at www.CitywidePropertyManagementInc.com
SHOW RENTAL UNITS - Each prospective tenant must leave a $30 key deposit, have ID and leave their cell/phone number each time a key is checked out.
TENANT SCREENING - Each prospective tenant is screened for credit and rental history, previous and current, along with verification of employment (current year tax returns if self-employed) and background information.
RENT COLLECTION - Rents are collected and placed in a trust fund. Tenants are served a 3 Day Notice if they have not gotten their rent to us in a timely manner. Personal contact is made with slow payers to encourage prompt payments of rents. If there is no response we then turn them over to our attorneys for eviction.
RECORD KEEPING - Records, receipts, and expenses are sent to owners monthly on the last business day of the month unless it falls on a Holiday. Then they will be sent on the day before along with end of month statement. Also, we can pay the mortgages, homeowners dues, property taxes, insurance, and utilities at no extra cost.
MAINTENANCE & REPAIR - Repair costs are kept to a minimum through the use of professional repairmen and maintenance division who are licensed and insured. In any one month period of time should the repairs exceed $200, a call will be placed to the owner on advisement.
